How to Clean and Seal Paver Patios in Florida's Humidity

Florida humidity and afternoon storms make paver sealing a different job than it is up north. Here's the timing, product type, and prep that actually holds.

Sealing pavers in Florida is less about appearance and more about defending the joints against constant moisture.

When to seal

Wait at least 60 days after installation so efflorescence can work its way out. Seal on a dry stretch with no rain forecast for 24 hours and surface temperature under 90 degrees.

Sealing a damp paver traps moisture underneath and produces a cloudy white haze that has to be stripped and redone.

Which sealer

For Brevard County patios we use a water-based penetrating sealer in most cases:

  • Breathable, so trapped vapor can escape
  • No slick surface film, which matters around pools
  • Reapplied every 2 to 3 years

Solvent-based "wet look" sealers give richer color but can turn slippery and yellow under direct Florida sun.

The prep that matters

  1. Pull weeds and moss from joints
  2. Pressure wash at low PSI with a fan tip
  3. Let it dry completely, usually 48 hours here
  4. Re-sand the joints with polymeric sand
  5. Seal in two thin coats rather than one heavy one
